Further investigation and monitoring

Following on from our previous article (see here), when subsidence or significant movement is suspected, further investigation may be recommended to establish the underlying cause. Depending on the circumstances, this could include trial holes to inspect the foundations, soil investigation & testing, assessment of nearby trees and vegetation, underground drainage surveys, crack monitoring or further structural investigation.

In some cases, a period of monitoring is appropriate. Sensitive monitoring equipment can be used to establish whether movement is progressive or cyclical, as well as helping to determine its magnitude. Monitoring can also help assess whether remedial measures such as drainage repairs or tree management, have successfully addressed the underlying problem.

If subsidence is diagnosed, the next step is often to contact your buildings insurer. Your insurer may offer to appoint an engineer to investigate the problem, but you may also have the option of appointing your own independent structural engineer. Professional fees may be recoverable as part of an insurance claim, depending on your policy and circumstances.

An independent assessment can provide advice based on your interests as the property owner, rather than solely on the requirements of the insurance process. We can help you understand the condition of your property, identify the likely cause of movement and determine what further investigation or action may be appropriate.

Don’t assume, find the cause

Cracking can be alarming, but the presence of cracks does not automatically mean your property has subsidence, but if it does then rest assured as we can help guide you through the investigation, diagnosis and repair strategy. The key to achieving a lasting solution is to identify the underlying cause before deciding on the repair. Simply filling or repairing a crack without understanding why it occurred may result in the problem returning.

If you have noticed new or worsening cracks, cracks that have reopened, sticking doors or windows, or other signs of possible building movement, obtaining professional advice can provide clarity and help you decide what to do next.

If you are concerned about cracking or possible subsidence, our structural engineers can assess the damage, investigate the likely cause and advise you on the most appropriate course of action.
